What does an inspection actually check?
We book the inspections in stages rather than all at the end, and each stage has to pass before we close the work up. At framing, the inspector checks the beam, the posts under it and what those posts land on. At rough-in, while your walls are still open, they check the new wiring and the drain and vent work. Insulation and vapour barrier get looked at before the drywall goes on, and a final visit confirms the fixtures, the devices and the clearances around the range. If something needs adjusting, it is a small job at that point and an expensive one once it is behind finished drywall. That is the whole reason the sequence exists, and why the middle of your build can look slow from the outside.
Who is allowed to do the work?
Some of this is settled by regulation rather than preference. Permitted electrical work goes to a licensed electrician, gas work to a licensed gas fitter, and plumbing beyond a straight fixture swap to a licensed plumber. Structural work needs engineered drawings for anything carrying load, and the inspector will ask to see them. That means a kitchen usually runs on more than one permit and more than one trade, with the electrical carrying its own. We schedule that sequence and hold the trades to it, which is most of what project management on a kitchen actually consists of.
How long does the paperwork take?
Application times vary by office and by season, and a straightforward structural application is usually measured in weeks rather than months. Two things slow it down more than anything else: incomplete drawings, and discovering part way through that an engineer needs to be involved. Both are avoidable. We prepare the drawings to the standard the office expects and get the engineering done during design, so the application goes in complete the first time. Because that lead time runs in parallel with cabinetry manufacturing, it usually costs nothing in overall schedule as long as it is started early.
